Fastighetsägarna’s challenge at ELFACK 2023

Rikard Silverfur works as Head of Development and Sustainability at Fastighetsägarna Sverige, the Swedish real estate trade association, and like many others, he testifies to the great and acute need for energy efficiency in Swedish real estate. In light of this, Fastighetsägarna is organising a technology competition for energy monitoring systems – and the finalists will be presented at Elfack 2023.

The aim of the competition is to stimulate and accelerate the development of digital tools and functions that can make life easier for property owners and give them control over their energy and power use. Something that is more important than ever.

– Real estate is a very energy-intensive industry. It takes a lot of energy to heat and operate buildings and it has never been more interesting to talk about how we can operate buildings in a much more energy-efficient way. And we can see that digitalisation has great potential in enabling this work, Rikard says.

Technology competition for energy monitoring systems

Fastighetsägarna is responsible for the competition, which is a joint effort with BeBo (The Swedish Energy Agency’s network for energy-efficient apartment buildings) and BeLok (the Swedish Energy Agency’s network for energy-efficient premises) and is funded by the Swedish Energy Agency. Ultimately, the hope is to enable property owners achieve their energy efficiency targets with the help of reliable and detailed information on energy use. To make this possible, a reference group of around 20 property owners has also been enlisted to help with the specifications for the competition.

– Because we have developed the requirements specification together with the property owners, this makes what is needed very clear to suppliers. Something that is of course beneficial to them but also for the end result. We need smarter systems on the market that can integrate with other digital systems and provide valuable data. Then we look at different areas when we pick the winner, such as ease of use, energy and the environment. We need to find systems that can achieve existing regulations while modernising and making energy monitoring smarter.

The new legal requirements to be able to report on their energy use and climate impact, as well as the property owners’ own focus on the impact issue, are also factors driving the competition.

– Right now there is a big focus on the impact issue. There are major challenges with high loads at certain times and we want to focus on what will bring the most benefit to the property, surrounding systems and the price. We need data to understand the impact on the property’s energy use and surrounding energy systems. Ultimately, it’s about how we can optimise power output, operate better and improve production.

ELFACK – an essential meeting place for property owners

The more important energy efficiency becomes to property owners, the more important Elfack becomes as a meeting place for property owners. It creates an arena for them to meet suppliers, but it also gives others in the industry an opportunity to share available knowledge and solutions.

– For us, it’s valuable to be in new arenas, and fun. The advantage of Elfack for our members is its breadth. The energy issue is not exclusive to a single sector; it affects us all. And different sectors have approached it in different ways, tackling challenges from different angles. Having a common meeting place where we can learn from each other can only bring benefits. For example, it’s not just real estate owners who would benefit from energy monitoring systems, Rikard concludes.
